How is your service free?

We are paid by the apartment communities through their advertising and marketing budgets. We are compensated for providing the communities and owners with a pre-screened and qualified prospect who rents and eventually occupies a unit at their community for a specified term or by signing a lease agreement. Our agents are will go above and beyond to find the right place, remember, we don’t get paid unless we do! 

What are the benefits of using a locator?

Our local knowledge as licensed locators help you make sense of the day to day market conditions. We have more insight to current pricing, availability and specials throughout central Austin. Were  constantly in contact with the individual communities, thus providing you with listings of unadvertised specials, thus saving you additional money.  

 

Is my rent affected by using a locator?

Absolutely not, in many instances, by using a locator, your rent is possibly negotiated to a lesser amount per month. We’re a team, let’s work together to enhances your overall savings. 

 

I'm a first time renter what are my options?

Normally, first timer renters are afforded the opportunity to use a guarantor (co-signer), or possibly paying additional deposits. 

 

I have credit issues can you help?

In most all circumstances, yes. Among other things, our locators specialize in difficult situations. You just need to be forthcoming in all qualifying questions and we can normally find you exactly what you are looking for, as well as assisting you through the applications process.  

 

My rental application has been denied elsewhere, can you help?

Yes, more often than not. Our specialists are familiar with the qualifying policies and procedures at the communities. You may have been denied for something as simple as not having adequate work history

or not having a credit history. Our agents specialize in finding the places that will accept your qualifications no matter what the circumstances.

 

I have a criminal background, can you help?

This is a difficult area. Depending on the nature of the crime, and current situation we may be able to help. Most all of the communities we represent check an applicant’s criminal history. If the nature of the offense is one of the following, placement is difficult: Sexual Assault, or any offence of a sexual nature. Armed Robbery, or any conviction involving a deadly weapon. Drug Related Charges. These are just the beginning. If you have a criminal history, let your representative know up front, it will not only eliminate time, but also frustration. 

 

What do I need to get the process started?

I want the best deal. Should I call other locators?

Calling several locators to do research on the same criteria would increase the time you spend on your apartment search and that defeats the purpose of using a locator. All locators work with the same properties, so you should choose someone you like and work together.

 

I have a large dog. Can you help?

Yes, a greater number of communities are accepting larger dogs, however, more and more are restricting the breeds they will allow to be housed at their communities. There are typically 5 restricted breeds, however, management groups and owners have expanded their lists. The five restricted breeds are: Shepherds, Chows, Pit Bulls (a.k.a. American Terrier or Staffordshire terrier), Dobermans, and Rottweiler’s. If you have one of these breeds, you are better off by identifying them in advance so your locating specialist can place you at the appropriate community. We do have listings that will accept all sizes and breeds of pets. 

When should I start my search?

You’ve already started. Realistically, you can start searching whenever you have the time, but ideally, 30 to 45 day’s prior to moving with give you greatest number of options. Rental Rates and specials can normally only be secured when holding deposits are accepted for a particular unit. Rental rates, specials, deposits and fee’s can change without notice.
